Students4Houses Rental Application process

Upon Completion of all steps below, you will have secured the property for rental.

  • We strongly recommend you and your guarantor read our AST (assured shorthold tenancy agreement) and Guarantee form before registering your interest. This can be found on our Lease Agreement
  • Contact us to arrange a viewing of the property/properties you are thinking of renting. We can also answer any questions you may have.
  • Visit our FAQs page for common questions regarding tenancy agreement, deposits, guarantors, maintenance, etc.

 

  1. Register for the property
  • Register for your chosen property by filling out the registration form on the property webpage (e.g. 1A Union place) using your Durham University email address (@durham.ac.uk).
  • Only one person needs to complete this form for all applicants (one application per group)
  • Our automated system will send out a link where you can fill in your information (name, address, student ID number, contact number(s), guarantor details).
  • We will check to see we have all the information required.
  • Students4houses has an automated electronic application process, the information you enter here will be used to generate your tenancy agreement, and so should be correct with no errors.
  • If you or one of your group do not receive an application within 30 minutes, firstly please check your junk mail and if you still haven’t received anything, then please contact us.

  1. Sign the Tenancy agreement and Guarantor forms
  • An email with a link to the Assured Shorthold Tenancy agreement will be sent to all tenants – this should be read and signed electronically.
  • An email with a link to the Guarantor/Guarantee form will be sent out to all guarantors – this should be read and signed electronically.
  • Our Tenant and Guarantee Contracts can only be signed electronically with an uploaded signature which must be in jpeg,jpg,png or gif format and submitted via our online system. Please do not print out/sign them.

  1. Landlord to review & sign the Tenancy agreement and Guarantor forms
  • Students4houses will check all signatures have been uploaded correctly
  • Students4houses will then sign the AST and guarantor forms as the landlord and send them to all parties.

 

  1. Deposit payment and protection
  • To secure the property, a deposit of 1 x monthly rental price for the property will need to be paid to Students4houses (see individual property pages for up to date rental and deposit costs)
  • We will then register the deposit with our chosen deposit scheme

  1. Identity verification
  • We require all tenants to provide proof that they can legally rent a residential property in England. For further information on Right to Rent please see: Right to rent document checks: a user guide – GOV.UK (www.gov.uk)
  • If we find you do not have the Right to Rent in the UK, or you do not allow us to complete the check, the tenancy will be terminated – it is a legal requirement that we check your right to rent in the UK.
  • There are 2 options to enable us to carry out this right to rent check:
    • In person face-to-face meeting (the tenant needs to bring proof of ID)
    • An online ID check through our service partner Trust ID who are on the list of approved UK Government Digital Identity Service Providers
  • We will be in touch after Steps 1-5 above to confirm your right to rent in the UK.
